CPA Services Across the Causeway in Miami Beach

Seasonal crowds, year-round obligations, Beach businesses need a CPA who plans for both tides.

Miami Beach's economy is a study in extremes. Ocean Drive hotels and Lincoln Road restaurants ride tourist seasons that can double revenue between September and March; condo buildings from South of Fifth to North Beach hold a dense mix of owner-occupants, seasonal residents and short-term rental investors; and behind the postcard, a professional community of realtors, attorneys, designers and marketers keeps the machine running. Almost every dollar here has a seasonal rhythm and a compliance string attached.

Integris Accounting brings order to that rhythm. We build hospitality books that isolate seasonality so you can see true performance, guide short-term rental owners through the overlapping city, county and state tax rules, and give the Beach's professionals coordinated business-personal tax planning. Our Coral Gables office is just across the causeway, and our TaxDome portal means the causeway is optional.

Seasonal businesses fail on cash flow more often than profitability, a strong winter masks a summer that eats the reserves. Year-round CPA involvement converts that pattern into a plan: profits banked against slow months, estimated taxes aligned to when income actually lands, staffing and renewal decisions modeled before commitments. On the Beach, the off-season is exactly when the accounting matters most.

Getting to our office from Miami Beach

Take the MacArthur Causeway (I-395) west off the Beach, merge onto I-95 South, and follow it to its end where it becomes US-1 South. Continue about three miles into Coral Gables and turn right on Ponce de Leon Blvd near the Douglas Road station; 4000 Ponce stands beside the Shops at Merrick Park. Twenty minutes when the causeway cooperates.

After Beach parking, ours will feel luxurious, a garage right in the building, meters outside, and video meetings for days you'd rather not cross a bridge.

By appointment only, our Coral Gables office isn't set up for walk-ins, so most Miami Beach clients meet us by video.

First accountant who actually understood resort tax and our seasonal swings. Off-season stopped being scary once we had a real plan.

FAQ

CPA services in Miami Beach, common questions

I rent my Miami Beach condo on Airbnb. What taxes am I actually responsible for?

More than the platform handles for you. Depending on your building and rental pattern, you may owe state sales tax, county resort taxes and Miami Beach's own resort tax, plus income tax where the rules differ for short stays versus long ones. We'll map your specific obligations, register the accounts and keep filings current.

Our restaurant's revenue triples in season. How should we handle taxes and payroll?

With a calendar built around your curve, not the IRS's default one. We use annualized estimated payments so you're not overpaying in the slow summer, plan seasonal hiring with correct tip reporting and payroll setup, and build a reserve target from peak months. Seasonality is manageable, untracked seasonality is what hurts.

Do you work with realtors and brokers on Miami Beach?

Many. Commission income is spiky, expenses are deduction-rich and most agents benefit from an S corporation once production is consistent. We handle the entity setup, reasonable-salary analysis, quarterly estimates and clean books that survive lender scrutiny when you finance your own investments, a common next step for successful Beach agents.

I split the year between Miami Beach and the Northeast. Which state taxes me?

That depends on domicile and day counts, and high-tax states audit this aggressively. We help you establish and document Florida residency properly, day logs, declarations, the practical indicators auditors check, and coordinate the part-year or nonresident returns during transition. Done carelessly, snowbird status can cost you five figures a year.

Can you handle books for a small hotel or guesthouse?

Yes, hospitality accounting is a firm strength. We track revenue by room and channel, reconcile OTA payouts and merchant fees, manage resort and sales tax filings and produce monthly statements that show occupancy economics clearly. When you approach lenders or buyers, those disciplined books become part of the asset.
